MillionDollarVillas.com wants to give you a first look inside the 40 Bleecker lobby which is currently under-construction in New York City’s NoHo neighborhood.
The building’s interior designer happens to be Ryan Korban and he ain’t just an interior designer. No, the AD (Architectural Digest) named him as a top designer for the 2nd year in a row. He is best-known for his original over-the-top designs for Balenciaga’s flagship stores in New York, Dallas and Madrid and celebrities like Kanye West, James Franco and Alexander Wang. And you could have read about him in the Vogue, W, Harper’s Bazaar, Architectural Digest, the Wall Street Journal, and the New York Times.
It happens to be that the landscape architect of 40 Bleecker is Edmund Hollander and he also has made the AD 100 list which means there are two AD100 designers working on the building. It is pretty much for sure that it is the only building in NYC having that.
The 40 Bleecker project has 12 stories and will launch sales early next year and the photo reveals the way Ryan customizes and the way he uses materials and you might say the words abundance and richness describe it best. You see two marble couches designed by Ryan at the entryway in a symmetric arrangement, separated by a slab coffee table of rough-hewn French limestone also designed by Ryan. And just look at the amazing suede walls, the terrazzo book-matched floors and that incredible black marble and mirrored fireplace and you can really see the beauty and the genius of Ryan’s designs.

Murat Agirnasli, one of the building’s developers said: “We worked to create a beautiful and modern design that pays homage to the neighborhood’s architectural heritage, while enhancing the character of the existing urban fabric.”
And that shows looking at the design of the façade of this 25-story building where Neolith sintered stone slabs, that clad the walls on all sides and frame three-story high expanses of glass, will be used. Tahir Demircioglu, who happens to be the founder of the boutique architectural firm Builtd, has designed the building. Builtd has unique expertise in high-end residential towers.
The inside stonework is imported from Greece and selected by Greek architect Spiros Soulis. It is needless to say they use the finest high quality raw materials. Because of the individual colorings of the stonework and quality characteristics it makes it a nature’s work of art.
For the interiors of the residences, award-winning architectural institution Skidmore, Owings & Merrill, known for some amazing and iconic buildings in the world like One World Trade Center and the Buri Khalifa in Dubai was assigned to do the designs of the interiors at 570 Broome and they did an amazing job as you can see in the pictures below.
You will notice the fully attended lobby and the private entry garden featuring a Japanese maple tree as a centerpiece. Just wonderful!
The finest quality materials will be used in the luxury homes. Hardwood solid oak floors with walnut finish, 10’9” foot ceilings and astonishing floor-to-ceiling windows flooding the apartments with natural light are key features in these luxury residences as well as custom designed Lineadecor kitchens with walnut-stained oak cabinets showcasing the wood’s natural beauty and seamlessly integrated state-of-the-art Miele appliances. And what to say about polished Calacatta Alto Slab marble countertops and backsplash providing a beautiful contrast to the texture and hue of millwork in the apartments.
The amenities are designed to connect residents and spaces and you will find a lounge area with a game room opening into a landscaped outdoor terrace. Spin classes can be had in the state-of-the-art fitness center and also there is a yoga studio. High above mediocrity and on the 52nd floor high above New York’s cityscape, world famous interior designer Robert Couturier has unleashed his fabulous interior design talents on this spacious apartment in the 252 East 57th Street building, located on much desired Billionaire’s Row. This luxury apartment building has been designed by acclaimed Daniel Romualdez, A100 and Robert Couturier.
The 3000+ square foot, 3 bed rooms, 3,5 bath rooms apartment has been transformed into a well-balanced luxury home filled with light as you can see in some interior images below. The interior looks grand!
Robert himself explained a bit about what he was envisioning for this apartment during the design process:
“Instead of creating a contemporary apartment,” Robert explained, “we wanted to balance the modern and light-filled rooms with traditional fabrics and furniture placements.”
On the mix of furniture and decor, he “used contemporary furniture interspersed with antiques and strong art pieces.” He felt that “the tension between the modern and customary made for more dynamic and interesting spaces.”
Working within the space, Robert tells us: “The living room does not have an obvious furniture placement as a typical living room would, so it was interesting to come up with different solutions and ultimately settle on the one we felt was best for the space.”
The apartment also features a south-facing balcony with a lot of privacy, 11’ ceilings in the living and dining room, huge windows to give you dramatic views stretching from the East River to Central Park, and white oak floors everywhere in the apartment. There is even a window in the kitchen.
The master bedroom is generous in size and has two large closets and en-suite bathroom with radiant heat floors. Also it features a custom 6’ bathtub and a beautiful separate glass-enclosed shower.
This amazing luxury residence is currently listed for $7.995 million.
People of Tampa, FL and neighboring city might already have heard about Water Street Tampa a new developing site of over 50 acres located in the heart of downtown.
In this area Strategic Property Partners from Tampa is showing us a glimpse of what is coming by unveiling the first details regarding the luxury residences that will be built starting 2018 at 815 Water Street just steps away from the Tampa Convention Center, Amalie Arena where the Tampa Bay Lightning play, Tampa Bay History Center, Florida Aquarium, and Tampa Riverwalk. There will be condos for sale and rental units will also be available and these luxury residences will have sweeping views of the Tampa skyline and historic Hillsborough Bay.
Kohn Pedersen Fox Associates (KPF) has designed the two residential towers connected at the base through a large commercial space and a car-park area. A big outside feature will be the exterior terraces for the residents to soak up a lot of vitamin D’s from the sun and allowing a lot of natural light into the residences.
The building’s interiors are designed by Cecconi Simone from Toronto and they are an award winning design firm and we are sure that will show throughout the building.
There will be an abundance of shopping possibilities and main anchor will be a full-service grocery story to service the Water Street residents, as will the adjacent neighborhoods
Trent Tesch, the design guru at KPF explained a bit of the philosophy behind the design of this project: “Creating a building that makes a person feel better by interacting with it was inspiring to explore. Wellness, and how the building is going to be built, is our focus – we integrate authentic materials and texture that are both super refined and rough, which will make this project look distinct and unique. The building also has an authentic connection to nature, making those who enter it feel better instantly.” That is well said we think.
To make sure the connection with nature will be strong they hired Raymond Jungles Inc, a landscape firm from Miami – known from their timeless design solutions that respond to surrounding natural systems while restoring nature’s balance and harmony – to design the green roofs and public spaces of the building.
Imagine living luxury style in a national historic landmark in New York City. The Austin Nichols House is such a place, built in 1915 for the Austin, Nichols & Co, at that time the city’s largest grocer and later the distributor of Wild Turkey Bourbon, that’s where we know them from. This historic landmark is located on the Hudson River waterfront at the epicenter of Brooklyn’s most popular neighborhood with all the café’s, restaurants, bars, art venues, boutiques you would like to have in your direct neighborhood and well-known retailers like Whole Foods, Equinox and Brooklyn’s first Apple store.
Inside there are a lot of luxury amenities and all kinds of luxury residences ranging from studios to three bedroom ones and over 110 units are under contract or have been sold making it the sixth best selling building in New York City toleading global property research company PropertyShark.
The luxury residences have 12-foot loft ceiling and expansive living areas with chevron-laid tobacco smoked oak flooring. The kitchens are amazing with matte-lacquered custom cabinets, Bertazzoni cooktop ranges, smart fridgies from Dacor and Asko dishwashers. Light pendants are custom made by Matter Made and the tiles are hand painted Japanese Kyoto style. And totally contemporary are the countertops; they are made of brushed concrete stone.
They have dedicated an entire floor for the amenities where you will find co-working spaces, a children’s play room, a residents café and a catering kitchen, a theater and music rehearsal rooms and on-site parking. Also an incredible waterfront fitness center with, of course, waterfront views and state-of-the-art cardio, weight and training equipment.
Prices for remaining residences range from $780,000 to $2.8 million with studios to 3-bedroom availabilities. For additional information or to schedule an appointment, please contact the sales team at 718-486-KENT or visit www.austinnicholshouse.com.
As mentioned before in previous articles it’s more or less the amenities that make a residence tower a luxury place to live or not apart of the amenities in the condo’s or apartments themselves.
On Waterline Square located on the corner of Riverside Blvd and W 61st St, where a multi-billion luxury mega-development is in progress (designed by Richard Meier, Rafael Viñoly, and KPF) the future residents will have the most extra-ordinairy amenities available in a 100,000sqft (9.290 m2) subterranean facility. These will be amenities like an indoor tennis court, 30ft rock climbing wall, art and music studio and more.
But that is not all. It will also have a huge amount of private amenities available specific to each of the 3 towers. And they do that on the upper floors to provide residents with fantastic views of the Hudson River and the city skyline. This will be really amazing. They will be having private dining rooms, media and game rooms, billiard lounges and beautifully-landscaped terraces with outdoor kitchens for their residents.
